Fees for Sale of Leasehold/Freehold Property

Our legal fees vary depending on the sale price and complexity of the transaction.

For a straightforward Freehold sale our fees are 0.35% (+ VAT) of the property price together with disbursements (with a minimum legal fee of £1,500 + VAT and disbursements).

For a straightforward Leasehold sale our fees are 0.50% (+ VAT) of the property price together with disbursements (with a minimum legal fee of £1,750 + VAT and disbursements)

Disbursements are usually:

  • HM Land Registry copy documents fee – £30 (approx.)

  • Bank Transfer Fee £40 plus VAT at 20%

  • Estate Agent Fee dependant on the agreement with the agent


Disbursements are fees that are payable to third parties. We make these payments on your behalf but require money on account before any payments to third parties are made.

The basis of our charging practice is to offer a fixed fee on all conveyancing matters. We will inform you if any unforeseen extra work becomes necessary and provide you with an estimate for the cost of the extra work before incurring any additional costs.

Standard completion occurs between fourteen to twenty eight days after exchange of contracts.   If you wish completion of the transaction to occur within a period of less than fourteen days from exchange of contracts, this will involve prioritising the matter in which case we will have to consider an added fee for expediting the matter for you.   In any event there will be an extra charge of up to £250 plus VAT.

Stages of the process

All conveyancing transactions are slightly different, but we have set out some of the key stages of the transaction:

  • Take initial instructions.

  • Prepare draft contract and papers.

  • Dealing with any enquiries from the Buyer’s Solicitor

  • Obtain a redemption figure from your lender (if any)

  • Send agreed contract to you for signature

  • Agree completion date (date from which you will no longer own the property)

  • Exchange contracts

  • Prepare completion statements

  • Complete purchase

  • Send payment to redeem your mortgage (if any)

  • Deal with payment of Estate Agent Fees



The average conveyancing process takes between 8-12 weeks.
