Fees for Refinance of Property

Our legal fees are 0.35% (+ VAT) of the loan value of the property together with disbursements (with a minimum legal fee of £1,500 + VAT and disbursements).  This is based on our firm acting on behalf of the lender and you.   If there is a separate firm acting on behalf of the lender then please contact us for a quote.

 

Disbursements are usually:

  • HM Land Registry copy documents/search fee – £30 (approx.)

  • Bank Transfer Fee £40 plus VAT at 20%

  • Search fees £500 approx.

  • HM Land Registration fee – dependant on the loan value (please ask for a quote)

 

Disbursements are fees that are payable to third parties. We make these payments on your behalf but require money on account before any payments to third parties are made.

The basis of our charging practice is to offer a fixed fee on all conveyancing matters. We will inform you if any unforeseen extra work becomes necessary and provide you with an estimated of cost for the extra work before incurring any additional costs.

Stages of the process

All refinance transactions are slightly different, but we have set out some of the key stages of the transaction:

  • Take initial instructions.

  • Liaise with the lender to obtain offer documents

  • Carry out searches

  • Deal with any enquiries from the Lender

  • Report to you on the mortgage

  • Prepare loan documentation for you to sign.

  • Arrange for all monies needed to be received from lender

  • Complete refinance

  • Deal with application for registration at HM Land Registry

 

Timescale.

The average refinance process takes between 8-12 weeks.
