Fees for Purchase of Leasehold/Freehold Property

 

Our legal fees vary depending on the purchase price and complexity of the transaction.

 

For a straightforward Freehold purchase our fees are 0.35% (+ VAT) of the property price together with disbursements (with a minimum legal fee of £1,500 + VAT and disbursements).

For a straightforward Leasehold purchase our fees are 0.50% (+ VAT) of the property price together with disbursements (with a minimum legal fee of £1,750 + VAT and disbursements)

Disbursements are usually:

  • Search fees £500 approx.

  • HM Land Registration fee – dependant on the purchase price (please ask for a quote)

  • Stamp Duty Land Tax – dependant on the purchase price (please ask for a quote)

  • Bank Transfer Fee £40 plus VAT at 20%

  • HM Land Registry Search Fees approx. £10

 

Disbursements are fees that are payable to third parties. We make these payments on your behalf but require money on account before any payments to third parties are made.

 

The basis of our charging practice is to offer a fixed fee on all conveyancing matters.  Our legal fees cover all of the work required to complete the purchase of the property, including dealing with the payment of Stamp Duty Land Tax and dealing with the registration of your interest at HM Land Registry.

We will inform you if any unforeseen extra work becomes necessary and provide you with an estimate of the costs for the extra work before incurring any additional costs.

 

Stages of the process

All conveyancing transactions are slightly different, but we have set out some of the key stages of the transaction:

  • Take initial instructions.

  • Obtain draft contract and papers.

  • Carry out searches

  • Raise enquiries with the seller's solicitor

  • Report to you on the transaction and mortgage (if any)

  • Send agreed contract to you for signature

  • Agree completion date (date from which you own the property)

  • Exchange contracts

  • Arrange for all monies needed to be received from lender/ you

  • Complete purchase

  • Deal with payment of Stamp Duty Land Tax

  • Deal with application for registration at HM Land Registry

 

Timescale.

The average conveyancing process takes between 8-12 weeks.
